Elevate Home Sale Service

Elevate Home Sales Service’s (EHSS) mission is to raise the home’s values. Our goal is to make the most money for the estate in the shortest amount of time, without adding cost, time, or effort from the heirs/attorney handling the estate.

We perform a full evaluation of the property to determine how to present the property in it’s ​highest and best use​. An ​assessment ​and recommendation are submitted to the estate for approval. Once the plan is agreed upon, we handle The Project​ end-to-end including but not limited to: locating any and all service provider(s) to perform repairs and updates per our specifications, managing all tasks required to list the property such as staging and pre- marketing, and ultimately selling the home for the highest price. , We offer a full turn-key solution, from plan approval to selling the home.

Highest and best use determination
W​e determine what needs to be done to sell the property for the maximum amount. We review the comparables in the area to find the features and finishes that are selling. Working with our trusted renovation partners, we outline the scope of work, provide the estate estimates for both cost and time required. If the suggested repairs and updates result in an undesired return on investment (ROI) and/or lengthy timeline which the estate deems unacceptable, EHSS will implement our, proprietary, ​Story Board Marketing (SBM)​. When deploying this strategy, we create vision boards to illustrate the home’s potential to the prospective buyers. By illustrating what the home could be, the prospective buyers can envision themselves living in the home more easily and have a better understanding of what the renovation would cost. They can opt to work w/ us to implement the vision (separate and apart from the estate), or they can decide to handle the renovation on their own. The decision is theirs and does not impact the estate.. This approach has a proven track record of yielding a 5% higher sales price with $0 cost to the estate. Owner occupants will pay a higher base price as compared to . investors because investors are typically looking to pay less than market value in order to ensure a resale profit.

Assessment
The assessment provided is a written recommendation for the estate’s review. It outlines the as-is value and the After Renovation Value (ARV) including cost and a summary of our recommendation for the estate’s approval.

The Project​
O​nce the estate has agreed to the plan (ie. a simple clean out, or a renovation, Storyboard Marketing, Staging etc), EHSS will locate the service providers and manage the tasks. We handle everything for the project including selections and managing the service providers. If the project will take more than 1 week, weekly updates will be provided. While tasks are underway we begin pre-marketing and once the tasks are complete we market and sell the property.
